With many of you that have built, are building or bought new homes what are some cool ideas that you have or wish you have in your place? I'm looking for ideas before a new chapter in my life starts this spring renovation/addition. Any ideas welcomed. Currently in an old ass drafty farm house with a billion flaws so anything I do will improve it. So far besides my wife's floor plan includes more outlets than the old house, ac(12yrs without f that), a big ass wash sink (like in a mud room) attached garage. I'm kinda looking for oddities as well here. My wife and I agreed we would like to have drinking water to the master bath sink very odd but many times I've not wanted to venture downstairs to get a drink. Anyone have anything that makes you say "Damn I'm glad I did that......?" Or a o shit I wish I would have......

If you’re renovating I’d look at making a clothes Shute from the second floor too the floor the laundry is being done on.... drop the clothes down it and then all you have to do is carry them up when why’re clean....

Generator is one of those things that is like an insurance policy, have it and hope you never need too use it....

First floor master bedroom. Our next house will be a ranch style that’ll be handicap accessible.

Every level of the house needs at least one bathroom.

Storage, storage and more storage.

2x6 exterior walls are worth the extra money.

Quality windows are worth the extra money.
We live in tornado alley now video tapped one out the front door a few yes ago, New part will be a bomb shelter.

The TGI joist are solid with the 2x6 walls. Gotta be blowing pretty damn hard for my house to have a clue. With a full poured basement, it’s pretty solid and safe.

Generac generator, central air, a big kitchen....with an island, that’s the one thing I’m sorry about not adding to the house design. If building new, pay attention to where the sun rises, you don’t want the sun shining into the master bedroom first thing in the morning. Also, x2 with the 2x6 walls. Maybe run some spare conduit from the basement to the attic for future electric or cable tv wires.

This is a bit of an argument between my wife and I she wants a freaking green house. Good tip with conduit!

If you do tile floors in the bathroom, take the extra step to make them heated.

I second storage.

Insulation is boring. It is not fun to purchase. The payback is quick though. Nearly any dollar spent on insulation will pay you back and you won't regret it.

Closet. Our house is old enough there is no closet by the front door. Sure would be nice to have a place to hang jackets.

Wish I had a mud room or place to kick off my boots before I got into the main house.

Kitchen cabinet space is always short no matter how much you have. Sort of like garage space. Build a barn twice as big as you need and it is still not big enough.

If I were to build new (with zero intentions of ever moving again) I would go geothermal.
