I have to negotiate with a land owner tomorrow and the first order of business will be replacing his 12'W x 8'H x 40'L wood shed. It was built many moons before I came about and has successfully stored the family farm equipment for all those years. He will be building a new building at his new home site and I want to be fair on replacement value. My initial offer, which I think is fair, will be $5,000.

Am I way off base here?

If it is 3 sided(open on one side) with a gravel/dirt floor your number sounds fair to me without seeing it.

It is a 3-sided shed with a dirt floor. I'm just hoping to get him a decent barn with similar storage capacity. He wants a project and this would be something he would enjoy. I just want to make sure $ isn't an issue when he goes to do it. Then again, I did pay him $70K for a pipeline RW and he'll be getting $20K for a Marcellus pad; along with a new water well. So I'd say he's good to go!!!

I'm gonna say 7 by some of the estimates i have seen. Will he be paying taxes on that money?
