Leasing costs???

My wife and I have a differing opinion about what we COULD lease our cabin/property for. It's in SE Ohio, about 85 acres every inch wooded. Very mature forest with streams. Trails throughout. Surrounded by similar large tracts. In the middle of nowhere. The cabin has 3 beds but could sleep 6 comfortably. Has electric, shower not potable water, inside composting toilet, wood stove...it's beautiful! Thoughts on what someone would pay for a weekend? I know nothing about going rates etc. :smiley_coolpeace:

Don't have pics of the woods, but I can tell you it was last selectively cut in the 70s. There are some very nice oaks and other hardwoods. Forest floor is all leaf litter, no scrub. This pics are old. Shower and water system is all finished.

If you don't have a nearby leasing manager it watch over the details I feel it would be a possible wreck ready to happen.
I always felt that I would never borrow out something unless I could afford to loose it.
Make a few dollars and loose possibly everything.

I have no intention of leasing, but just curious what I'm sitting on. Don't have many trail cam pics handy. The date/time is obviously wrong on the buck.

With no food plots or deer habitat (thick ground cover), id put it in the low range of the going rate in that area. Not really a "prime" leasing candidate IMO. More of a weekend getaway type of place for a couple.

If you have no intentions for leasing it then why wonder? You are setting on a dream of many 1000's of sportsmen idea of a hunting location. Enjoy it.
With no thick cover it's a pass through location in my mind. The deer are passing through your property heading for someone else's property. Still a good hunting location.

Not to hijack but ,
You might want to put some on combustible material around that wood stove. They usually require 2 feet or so clearance from combustible material. Nice cabin btw

NP it's within spec for that stove. The logs never get hot, I think that pic is deceiving.

Never looked into a lease with a cabin. Private leases where I hunt are around $20-30/acre/year. Through a 3rd party, the sky is the limit.
 
I think based upon the available information that would be very difficult to price. If you are close to some nice touristy type stuff then it could be worth some more. With it being rustic (ie no potable water) that is likely to decrease the cost quite a bit. I think the best way to find the value is to advertise it for some weekends. Some things to consider if you do is having an agreement with the people, insurance, etc. Personally if I used the place some and planned on keeping, then there is no way I would rent out my place unless strapped for cash. Get the wrong person in there and the place may be trashed.
 
Like all things, it is worth what someone will pay. I'd rather let friends stay in my cabin for free than to rent/lease it to someone that may destroy it. I once had a chance to buy a condo in SC at a unbelievable price. I could have rented it and made good $$$. But, I figured the aggravation and sleepless nights weren't worth it.

Call a local outfitter and see what they say. Tell them you are thinking about leasing it if the money is right. Who knows, they might now a couple of doctors willing to pay big money for one weekend a year.
