Property has approximately 1 acre field and 4 acres of mature hardwoods. Electric installed, with county water available on property and septic approved. Multiple P&Y deer shot of this 5 acre tract. Several of the surrounding property owners also gave me permission to hunt, 3 miles from Shawnee State Forest 66K acres. It is when we paid 7k an acre for our property in stark county.

HAHA well yea compared to NE Ohio within an hour of a major city of course bud. However, you can find land in southern Ohio for 1200-3500 an acre depending on all that has been done to it or not done to it.

I have even seen farms in Medina county for around 4500-7000 an acre depending on the lay of the land.

I am not sure, it probably is close but its a lot more rural than Stark bud. I know I looked at a farm there. It was 320acres, with a home for 720k. Just to give you an idea. The house was ok, not great. This was something me and the rest of my family looked at together, I wish I could swing that myself! LOL!

I would be surprised if most farms in Adams county went for 5k an acre. I really would be, but sometimes 5 acres in the right spot can cost you a little extra than 30 in the wrong spot.

Looking for a sucker. So they had power. Big deal. City water and septic "ready"? These could double the price of the land. Maybe there is more to it than it appears.

With how narrow that 5 acres is, you best be on a good relationship with your neighbor also. Looks like you could shoot from one side to the other...and you know the deer is going to make it over the property line if shot.

It must not be priced too high boys! I have a waiting line to look at it after Gun season.
