DEAL House with a little land

The house behind me was foreclosed on almost 2 years ago. I'll give you details the best I can from what the original owner told me. He had the house built...

-Located outside Leesburg, OH 45135
-It was built in 2004'
-1,800 sq ft ranch
-Attached 1.5 car garage
-6 acres, I'd say 5.5 acres wooded with a small creek in the back
-3 bed
-2 bath
-Shared driveway, that I own. 1/4 mile from the road

They are finally fixing to put this thing on the market. They showed up today to start doing some work. I talked with the guy doing the work, I guess it had some pipes freeze and they are going to be dealing with that the next couple of days. It really is a nice area with a great school. This would be a great home for someone with a kid or two. I've never been inside the house, but I'm sure I could go in tomorrow if someone wanted. I can also get more details and get you in touch with the realtor.

I'd love to buy this place and rent it out, it's just not in my budget right now. I can tell you that when the last bank had it, I could of bought this place for $110,000 as-is. I was going to buy it, but the job I was going to do fell through. My house appraised for $275 and the other house back in this woods appraised for $325… Both are a bit bigger, but I think this would be a steal at anything under $150. If anyone is interested I can get you in touch with someone.

I'll can take some pics if someone wants also. It's a natural funnel, the woods is owned by 3 of us and I'd say around 18 acres total. With some real bruisers that come through during the rut.

Never seen a house sold without the address disclosed.

I honestly don't know the address. I can go down the driveway to get it if you want it? I figured I could get it tomorrow… If you want it, message me and I'll go get it. I don't feel comfortable giving it out on a public forum. Call me paranoid...

Empty houses bring a host of problems with them, especially if they've been vacant for a while and over a couple of winters.... Buyer beware is a good saying..... Do your homework and if done right you can come out ahead..... If not it can turn you upside down in a hurry.......

Giles, what's the agreement on the driveway? Right away? How long is the agreement for if there is one? These are the questions right off the bat leading too the house....

You got that right with the cold freezing weather then warm weather coming with the moister leads to mold.
The common driveway can be a real hassle if you have a A-hole that owns the other half. Not you Giles but you may not be there forever. When I was building a new house I looked at a choice building lot and it had a beautiful big pond that was a shared with the adjoining neighbor. I din't walk away from that sale I ran as all I seen was problems I couldn't get away from.

I agree with the problems, thats why I listed the ones I knew about.

Driveway is basic Right of Way to the property. I didn't know those agreements expired? So I'm not sure. When I bought this place, no dates were listed. If I wanted to be an asshole and concrete the whole thing, the buyer would have to split the cost. They have to split the cost of anything done. I'm sure the realtor has a better idea about the details. I'm no realtor, just trying to help someone out if they were looking… I know I left a ton of info out, if interested message me and I'll get you in contact with people that can answer them.

Not sure about your property, but some rural drives had an agreement too them between landowners with some being in writing.... For what it's worth, I'd have something in writing spelling out all that's needed too maintain and who bears the cost.... Turn of last century it was a handshake and a slap on the back now it's attorneys and bend over......

When we looked at properties if there was a shared drive, we walked away as well Frank.... I have enough issues with neighbors parking in and blocking my drive as it is and I own it...... rotflmao

Awesome, GREAT, outfuckingstanding! I'm just trying to help someone possibly get a jump on a place and possibly get someone into the house that I might have some thing in common with. The technical crap that goes with it is out of my league. That's why people make livings doing this sort of thing.

I know everyone that has ever seen the place has liked it. Tried to be a nice guy....

Yeah have another Bud light lol!!! Looks like a cool place thats for sure but if i lived there you would be hearing gun fire about every day lol. Leesburg? Isn't Eldora raceway in that neck of the woods?

My bad, been in a bit of pain lately. Guess it's getting to me. Or maybe the lack of alcohol in my system.

Eldora is around 2 hours NW of here. I'm an hour from Cincy, Dayton, Columbus. Little north of Hillsboro.
